Rehab the New One Before Move-in
Moving into any new house will incur some costs. Our “new”1973 condo is in good shape but the paint, carpet and tile probably have not been changed since it was built. Flooring and painting need to be replaced before we move in the furniture and all our junk. Ca-ching!
I have been a creative real estate investor for 24 years. In most cases I just moved in and rehabbed the rooms one by one as I found the money. This the first time I have attempted to do the renovations all at once. Oh, my!
Moving Means Time and Money
We have packed about 80 boxes so far. We have more to pack before we get out-of-town. We are doing all our own packing; otherwise, the moving cost would double.

We ran a one-day yard sale that got rid of a lot of our junk. We were too pooped to do it for a second day. We placed ads on Craigslist to sell other items. Craigslist is free, but it takes time to keep the ad current and schedule prospective buyers.
Every time we show the house in Dallas we have to leave home for an hour, taking the dog with us. That gets very old very fast, especially if the realtors are no-shows.
It is Physical Labor

Bending, lifting, carrying, packing, running yard sales, walking, shopping, and worrying took less energy when I was younger. Some days I just have to lie down where I am, like a cow in a field.
You may find there has to be a division of labor for your household. There is for us. I flew up to Michigan three days ago to take on being the General Contractor for our new home. I am camped out in the plaster, tile, flooring, nails and noise.
David is working from Dallas and taking care of the animals and the house. He has to leave the house during every showing. I think I got the easier job. Both of us are doing what we do best.
We are so lucky to have the means to attempt this crazy dream. We both believe we can get it done, but it is still an act of faith. Don’t try doing this with someone you do not love.
